REAL ESTATE TERMS & CONDITIONS

TERMS: An earnest money deposit of $5,000.00 will be required day of sale, with the balance due in cash at final closing upon delivery of a Personal Representative’s Deed and an Owner’s Policy of Title Insurance. This real estate is being sold for cash, however, in the event Buyer’s obtains financing, make sure all financing arrangements have been obtained prior to the auction.

TAXES: Seller will pay all 2007 real estate taxes due & payable in 2008, with the Respective Buyer’s tax obligation beginning with the May 2009 installment & all subsequent taxes and assessments.

POSSESSION: Will be delivered to buyer upon final closing.

CLOSING REQUIREMENT: Closing to occur on or before May 23rd with the Title/Bank closing fee to be shared equally between Buyer & Seller.

INSPECTION NOTIFICATION:  This sale is not subject to any lender inspections or requirements. Buyers are hereby notified of their right to have the real estate inspected, at Buyer’s expense, & completed prior to sale day. Buyer agrees to sign the Purchase Agreement & all disclosure forms waiving the Buyer’s right to any inspection after said auction.
